When to Bring In Design Help
During a Toronto Renovation

Bring in design help before the decisions that are expensive to change are made: the layout, the positions of lighting, electrical and plumbing, and the built-in millwork. On a renovation that usually means before drawings are finalised and trades are booked; on a new build, before framing and mechanical layouts are fixed.
Why timing matters
- Layout, ceiling treatments, window and door positions and the placement of fixed fixtures are set early and become costly to move once built.
- Lighting and electrical plans need to know where furniture, art and millwork will sit. Drawing them separately leads to outlets and fixtures in the wrong places.
- Kitchens and bathrooms need detail drawings (elevations, cabinet layouts, fixture locations) before a contractor can price or build them accurately.
- Selecting finishes late can delay orders or force substitutions.
A sequence of decision points
- 1. Goals and how the home is used.
- 2. Space planning and layout.
- 3. Lighting, electrical and millwork planning.
- 4. Kitchen and bathroom details.
- 5. Finishes and furnishings.
- 6. Installation and final adjustments.

Examples from two Parishi Design Studio projects
- The kitchen sheet (New-Build Residence). The dimensioned kitchen plan places power at the dishwasher, range and refrigerator, a pot-filler at the range wall, an LED strip at the stone shelf, three light points over the island and the millwork around the cabinetry. Each position has to be known before walls close and cabinetry is made, which is why it is a design decision and not a finishing touch.
- Furniture and lighting on one sheet (New-Build Residence). The main-floor plan draws the furniture layout together with the electrical and lighting layout and its legend, so seating, the dining table and the island are placed with the fixtures and outlets that serve them.
- Deciding the main floor early (Renovated Residence). The whole main floor was treated as one open space to suit the household's social lifestyle, with art, textures and accent furniture adding life to a monochrome palette. Deciding that at the start governs layout, lighting and furniture together.
What a designer decides and what others decide
Designers typically propose layouts, finishes and details; contractors and trades build and price; engineers and building officials govern structure, systems and code. The boundaries for a given project are set out in its proposal.
What to bring to a first conversation
Photos or plans of the home, a rough sense of scope, what is not working today, any fixed dates or constraints, and who else is involved (builder, architect, contractor).
